Based on Structural Design & Soil report recommendations – Usually for normal shallow foundations 6 feet

How to Get Plan Approval in Chennai?

Building Plan Approval Process

Step – 1 (Documents & Data Requirements)

  • 1. Survey No & Plot No.
  • Site address and location as per document.
  • Land approval sketch (FMB) or land CMDA, DTCP or panchayat layout document.
  • Plot owner name and Their father’s name.
  • Patta Copy , Vacant land tax or Property tax.
  • Abutting Road width.
  • Sale deed , Encumbrance certificate and Mother Documents.
  • Plot Boundary and dimensions.
  • Current floor plan of the project

Step – 2

With all the information provided, An Licensed Surveyor provides Approval Plan in CAD and upload digitally in Govt. Website. After it is accepted by Govt. Portal, it is moving to next process.

Step – 3

Your desired corporation office will provide Advice Slip This Advice slip includes Fees structure, we need to provide DD along with the proposed Plan. A site visit from Government side will be done. After payment clearance, Govt office will provide A0 plans, Client and Licenced Surveyor has to sign it.

Step – 4

After this process, you will receive official copy which includes, AE Signature from Town planning Department.

How to get Temporary EB Connection?

Certified copy of proof of ownership such as sale deed/partition deed/gift settlement/allotment letter/Computer Patta/ownership certificate issued by revenue department officials/ court judgement or recent property tax receipt In case of joint property, certified copies of proof of ownership such as legal heir certificate along with parent documents specified in note

 

(i) above and consent letters from co-owners. If consent letter is not produced, an indemnity bond with enhanced security deposit If the applicant is not the owner, consent letter from owner in Form No. 5 or valid proof of occupancy and indemnity bond in Form No.6. As per Division Bench Order dated 23.8.2006, for all special/multistoried buildings in Chennai Metropolitan area, Planning permit from competent authority has to be submitted along with application and Completion Certificate from competent authority has to be submitted before effecting supply.
